NOW OFFICIALLY A GATED COMMUNITY

We finally we got our entrance gates up & they look really great ! We designed these with a rustic touch & decided Phillipe the maestro, would make them using our own pochote & teak wood, very heavy duty metal, heavy duty hinges & a chain system with a spring detail that works perfect. Each gate is solid & is designed so that, when it's windy, (usually in late January / February ) the wind simply blows through the wood, so no rattling or wind related noises etc....

Another innovative Eco Tech touch is the new "bird box camera " which we ordered & will be position in a low key place filming all cars coming in & out.

After getting many over the top quotes that were all in the $6-9,000.area ( x6 gates in all ) I figured we'd 'just make em. So we did for half the price,better job & a better look ! This is an expenses that will be carried over into the "Home Owners Association" which is soon to be turned on. So now we are officially a "Gated Community " & we will be locking up on Black Stallion after 12.30pm. If you get home later, the guard will open for you, if you are 'in an orderly state of mind' or some thing to that effect. Have fun & we see you soon.

A NEW WOOD WORKSHOP

With a European master furniture maker & craftsman setting up home here on Black Stallion, we added a 'Wood Workshop' to the project, as we support crafts & art 100%! Creative people are key in a new community. Now we have a work shop & "bodega" to keep wood dry, locked up & organized. Plus you will be able to order custom furniture, kitchens & more... All made in amazing local Guanacaste woods & made right here on the property. Another nice design detail to add to the mix here on Black Stallion.

CAFE NOW OPEN FOR FUN TIMES!

Black Stallion Cafe is open & looks really good! It's perfect for Fiestas & BB-Q'S, which are already happening without even marketing the activity.
It's a great place to have a coffee in the morning, eat a salad lunch without having to go anywhere (thats if you are lucky & live here). The design worked out very well, so we will get many years of good fun times in this little cafe.

Also, the Cafe and being able to ride the horses are available for private parties, its a package deal. So this is really great for groups/families and friends. The "RIDE & BBQ" sunset evening, starts @ 3pm until 9pm. Thats when every one is ready for a good snooze, its a super deal.

DRIVING TO BLACK STALLION FROM SAN JOSE - NOW MUCH FASTER

The new freeway system from Putarenas to San Jose ( 77 kilometers ) is brand new & makes the trip at least an hour shorter. The quality of engineering, bridges & roadwork is top of the line.

There are 4 tolls the total fee is $2 to San Jose.This project has been long in the making& is now finally completed. With 25 years of toll rights by a private company 'Sun Highways' a Spanish/Costa Rican consortium. It's a great drive with fantastic countryside to see. The road gets you into the chichi Escazu side of San Jose in no time at all. One can't help asking yourself, is this Costa Rica? It continues to move ahead.

INDEPENDENCE DAY IN COSTA RICA 15TH SEPT.

Independence day in Costa Rica is always exciting & fun! When you see all the enthusiasm & the real patriotic spirit, one realizes how sweet this tropical country is, no wonder it's the happiest place on earth, everyone just loves the place. Each village seemed to have a show going on, marching bands, traditional costumes, kids drumming, proud grandmas & grandpas, mums cooking, whistles blowing. BLACK STALLION CAFE READY FOR HIGH SEASON

The good news is the Black Stallion Cafe will be ready to start 'cooking up a storm' for the high season in mid November. The concept of the Cafe is to have lunch & mainly BBQ Fiesta evenings under the stars of Guanacaste. Lets face it, you don't come to Costa Rica to hit the discos, you come for the nature, waves, beachess & delicious food! What we do is saddle up the horses & start the BBQ around sunset, with the help of Mario from Buenos Aires, master of smoked rib's & slow coals BBQ Argentinian Style.It's an amazing way to end the perfect day.

The Cafe will also be available for all Black Stallion clients & private ranch parties on request. It's going to be delicious & lots of fun fiestas!

BLACK STALLION PAYS OFF MORTGAGE

Black Stallion closes a big chapter & pays off its mortgage to well known Guanacaste land owner family, creating its own history & making this fantastic project financially "squeaky clean". Very few projects now-days are in this positive cash flow position. This gives Black Stallion a strong long term edge over its competition. As the "post recession" high season approaches in Nov/December & January the company is well prepared & very ready to move ahead.

The conservative & creative strategy has not just paid off, but been very effective in tricky times.

SURVIVING THE CRISIS, WE DID IT!

Surviving the whip lash & the effect of the crisis has been interesting & an accomplishment for Black Stallion. Smart financial skills came into play no doubt. Its been a money juggling, open minded time, which is no new subject for us, we have seen a few of these crunch times.

Moving "step by step" on Black Stallion is the plan over the next 2 years. Obviously still staying creative, because that's our forte, but definitely being very rational & conservative.

But what's very different about Black Stallion is that its really an extended family of clients, that get treated with top notch care & understanding. We're definitely not "real estate fat cats" that are only interested in the making a fortune. Actually its the reverse, we're spending a fortune, but we're creating a fantastic community. That's the key & people in the know, know it!

But getting back to surviving & moving ahead with out getting totally "GA-GA" (which many developers do) is a philosophy that we are well on our way to accomplishing. Its all about keeping everyone excited & stimulated. Its positive energy from many people involved, that gets a project like this going. A very important factor that many developers seem to loose site of?

There seems to be a new social awareness wave sweeping the world - which is a relief, as it was out of control. Unnecessary consumerism created the manic shopaholic, fake wall street run a muck, & pure greed by bankers created this mess we're in. We need to all slow down, consume less, enjoy nature, you're friends & surf more. Lets get creative & enjoy the simple things in life! Pura Vida.

COSTA RICA TOPS HAPPIEST NATION LIST.

As most of the world seems to be in a slightly dull sober mode due to the slow down, little tropical Costa Rica pops up out of the blue, ranked the "Happiest Pace on Earth" - now that's interesting! So the latest convertible porch & the big home in Beverly Hills basically ain't working out so good on the 'happiness meter'. BLACK STALLION GETS "OFFICIAL BOOSTER" TO MOVE AHEAD.

All Tamarindo construction is on hold for 8 months with in the 500 meter from the high tide mark. Until Setena submitts the full report to the courts, all constuction is on hold. This is a new law passed by the government that is all connected to the Leather back Turtle issue. It's a whole saga/story.

If you have not heard via CNN or the on line news with whats going on in Tamrindo regarding the leather back turtle issue & how construction with its too many lights is affecting its breeding pattern & future, then its worth Googling it. It's a classic scenario, small beautiful fishing/surf village meets international business & real estate reality. This is a unique Costa Rican Eco situation which is good & bad for the area.Good because we don't want the place to be destroyed by greedy individuals looking for a fast buck who see themselves as mini Donald Trumps. Bad because this could not be a worse time to hold back badly needed jobs, so that people can feed their families.

For Black Stallion Hills its a "huge booster to move ahead". Its definately GOOD as the situation works for us. We are no where near the 500 meters mark and the last time I checked, I have not seen any turtles cruising around the ranch riding 'Mocha' (Mind you, I did see a Ninja Turtle on the Harley the other day, just kidding!)

I have always been very 'pro' the idea of staying away from the beach when it comes to exclusivity & peaceful living. But definately close enough to get to the surf on time. This time (on this issue) I seem to be right. The phone never stops ringing in our office. Lets use this as a positive for us & keep moving beautiful Black Stallion ahead.

BLACK STALLION CONTINUES ITS GREEN PHILOSOPHY.

As most people who have visited beautiful Guanacaste will know, nature is delivered in volumes here. We have taken delivery of 1600 endangered species of assorted one year old trees for us to replant on Black Stallion.

On Black Stallion we are always pushing to enhance its beauty & the nature. Planting & reforestation in the green zones is part of that amazing process. So we are not just concentrating on fruit & mango trees for your taste buds, but also to planting & protecting indigenous trees.

As time goes by, all the planting & energy we have put in will have a very powerful visual effect on the project.

A WEEK OF CLASSIC SURF IN GUANACASTE.

A strong swell hit Costa Rica this week, the swell jacked over night from 2 feet to a solid 6 feet with surprise sets that " came out of the blue" & exploded on you head, it was that kind of wake up session. It was pumping Playa Negra on the low tide, which can be challenging no doubt. Other beach beaks were also very good with more fun, clean tubes to be had for a low key mid week crowd. April & May are always good months for surf in Guanacaste with all day off shore winds, perfect beach weather, warm water & not to many crowds.

We surfed Paya Negra from sunrise to 10am then drove around the corner to a more mellow Little Hawaii & surfed until lunch time.This area has so many reefs & waves to explore. There are many more unknown spots further down the coast. One just needs to take out the time, pack a lunch box & head out for a full day on a mini surf adventure.

Playa Negra & other surf spots are only 10 - 15 mins drive from Black Stallion Hills.

THE BLACK STALLION TRUST DEAL DONE WITH CHICAGO TITLE.

On May 27th 2009, Black Stallion officially signed the trust agreement with LATCO, Latin American Title Co. the exclusive Agents of the well known Chicago Title here in beautiful Costa Rica. We are all very excited about this being agreed upon & signed, as it gives us a full green light to move ahead with sales, land transfers & many many more details inside the project, such as Setena approvals, Invu, Municipality & permits ect...all the details you as a buyer don't need to worry about. BLACK STALLION SUNSET TOURS.

Nothing like it! Black Stallion now offers an amazing 2-3 hour Sunset Tour. This ride starts from the stable offices at 3.30 pm sharp. Just when Guanacaste is cooling off. The relaxed ride goes around the borders of the property, into beautiful creeks, over hills, inside tropical forests & eventually to the top of our highest mountain to see an Epic Sunset around 6pm.

That's when Ginger, our new huge mule, brings everyone an icy cold beverage. One cold one, with an epic sunset, a few great sunset photos of every one, then we head back to base camp to get back before darkness. It's a relaxed adventure & not hard work. A fantastic way to see pristine nature, huge trees & the wildlife of Guanacaste, monkey families, many birds, iguanas, deer & once in a while a wild mountain cat.

While we are on the subject of animals, Ginger the new Mule is as strong as 3 horses put together, this guys job is to carry the 2 large ice boxes with drinks & the snacks on his back. We designed a special saddle style mobile bar contraption, that fis him perfectly. Actually they have used similar designs for centuries in Latin America. Ginger carries sacks, wine, icy beers& a bottle of champagne if there is a special occasion!

Did you know the price of a good working mule in Guanacaste is 3 times the price of a great horse. Thats because mules are like work machines, they can handle the heat & are strong animals that never get burnt out. Ginger can have 2 people on him no problem & he is really tame relaxed & mellow.

The Black Stallions horse family has grown fast. We now have 20 fully trained tour horses plus 4 new babe fouls that some times come along for the ride. Oh, plus Ginger, the beer & cocktail mule, he is key!

NEW SANTA FEE STYLE HOME IN THE WORKS.

A new Sante Fe ranch style house with guest house is in the works. This will be a two story New Mexico feel with big natural wooden beams, large wooden deck, infinity pool, all finished in off white stucco looks. A perfect place to spend a relaxing time enjoying the beauty & nature on Black Stallion. Its due to be completed in 6/8 months. An exciting project!

Black Stallion Water Works.

We just added a 15,000 liter booster tank to the Black Stallion water works. As we have more & more people living here, more riding & horse activity, building new homes, more landscaping the list goes on & on... the projects water needs just keep adding up, so upgrading the water capacity is very important as we grow.

Eventually we need a huge concrete tank for the complete project, that will be done on top of the hill & sunk into the hill 40 feet deep, looking like an old stone castle, with a very large storage capacity.

With AYA ( C.R gov.institution ) & the Santa Rosa ASADA with whom we work together, we have recently been approved for 400 hook ups for future home sites. This approval is linked to INVU & the Condominium Horizontal laws that are in motion. Working On Better & Bigger Eco Water Tanks.

Please excuse the pun, but we're pumping up our water supply system here on the Black Stallion. We added 2 new extra tanks, we now hold up to 25,000 liters in reserve at all times. Thats a lot of showers & washing up of dishes. We always want to be ahead of the game, so we are adding to the already existing tank system.

Talking about taking very long showers & being slightly selfish with ones water consumption, is an issue every one needs to work on. Water today is precious, not just here in Guanacaste! All home appliances need to be re worked, lets think of ways one can save & re-use our water, we have many practical solutions that are not expensive, just smart. It's choosing the right Eco Brands in toilets for example, the gutter system, catching the rainwater & storing it. Grey water being re used in the garden, creating exotic cactus gardens, pools being smaller, more like natural dip pools or lap pools. But you're better off swimming long distances in the ocean or catching a few perfect waves on you're new "state of the art" longboard.
The waves are plentiful here in paradise & they are free, all you have to do is pitch up.

We have two new exciting 'Ranch Style' homes being built in the next 6 months on Black Stallion & the workers need an endless supply of water to build. Black Stallion Hills has water for more homes than we will be creating, but we still like to conserve & be very ecologically correct. A Beautiful Christmas Party & A Perfect Guanacaste Fiesta.

Black Stallion had a very special Christmas party last Saturday for around 75 people. We were celebrating not just Christamas time, but also our Setena approval.

People invited were clients & venders who have worked on the project, plus our loyal happy staff. It started at 5.30pm with a perfect sunset & a fantastic ranch style barbecue, serving up chicken, beef, chorizo sausages, salads, garlic onions & potatoes cooked in tin foil. Plus chilled wines, icy cold beers & later on some tequilas & margaritas for the more eagar Fiesta sort. Once our party slowed down the more motivated moved on to the new club in Tamarindo, Acqua for a retro disco night.

We will continue our family style Christmas Fiestas for many years to come, making them more fun & better than the previous one ! We hope you can join us for the next one. Feliz Navidad!

J.W. Marriot Now Open. Just A 10 Minute Drive From Black Stallion.

The new Central American flagship J.W.Marriott Hotel is now open & ready for the high season. It's a very impressive hotel design, that will soon be getting a lot of exposure in international travel magazines such a Vogue Travel & the general press. The design was created by well known Costa Rican architect, Ronald Zurcher, who also created the amazing Four Seasons Hotel. Zurcher did a fantastic job on this unique hotel. Its a very stylish new addition to the Avellanas area & Guanacaste province.

The hotel will be adding 350 new bedrooms to the area & attracting more business & clients, not to mention needed jobs. This will also effect improvements in the infrastructure, such as road quality and will also increase the property value of places in the immediate area, such as Black Stallion.

It's very good news for Guanacaste & Costa Rica. Plus it's a fun new place to hang out.

BLACK STALLION IS STEPING UP IT'S PROFILE

Now that we have finally been approved by the government agency Setena, we can get creative & start stepping up our low key profile with great images & logo signs.

We also made twenty traffic direction signs so that people that have not been here can figure it out. With these new Black Stallion direction signs it's a 100% slam-dunk getting here. We will select only certain locations for our cool signs, like Lulas at the beach, Liberia airport...etc.

The driving direction signs will be placed in strategic places which will help the driver get here. So now there is no excuse not to come visit us at the beautiful Black Stallion Hills. We'll see you soon.

GOOD NEWS! BLACK STALLION HILLS GETS SETENA APPROVAL

Last week was very good for us - we got approved by the government agency Setena!
Setena is the key to any development or project. With out the 'official' approval, nothings happening. Black Stallion now has the green light!

We have been so patient, very detailed, thorough & stayed firm on our vision. The feed back we received was that they loved the concept we created. They had no issues with our future low density community. I think we created a place that fits perfectly into the Guancaste Eco mold & future mind set.

All those hot days walking the property, thousands of long meetings, the travel, the legal work, the stress, not to mention the money spent was really all for this approval. It's a very big step for Black Stallion. In a nutshell, creating this big picture was a marathon job. Now that we are approved we move into a higher & more professional level.

We thank everyone involved in any kind of way for there energy, help, patience, understanding & positive spirit. Bravo Amigos!

NEW FOAL ON BLACK STALLION - WELCOME ISABELLA

The good news is we had a very healthy baby foal on Sept 22nd. She was born around 4am.in the morning with no complications. 'Isabella' is obviously a little girl. She is a brown tone with a splash of ginger. A bit exotic and not the norm, color wise.

She has huge green eyes & a super sweet personality. At this stage she is napping & feeding on her mother most of the time. Once in a while she gets up to explore & run around. She is going to get frisky soon thats for sure.We are working on her from day one, it's important to talk to her & make her feel 100% relaxed in human company.

Isabella is the beginning of a our horse family that will be evolving forever.Welcome to Black Stallion little Iseballa.

DRILLING MORE WELLS FOR BLACK STALLION HILLS:

We're thinking way ahead & are drilling four more wells for our future clients. Black Stallion already has a very solid supply of water from the Asada Agreement we signed last year, that's all officially & legally in place, but we want to be 100 % sure that our water resources are very strong & top notch, so we keep drilling.

We don't mind spending, its a huge investment as you can imagine, but its adding more value to our 'big picture'. It was a challenge to drill during 3 Hurricanes in motion one after the other, but we continued even though the equipment almost got washed down the river. It was a week of heavy rain, but cleared up after five days & the job continued with out delay. Now we are analyzing & testing the work done. Its technical & complicated that's why we have the best guy in Guanacaste doing the job.We will keep you posted.

FINAL MASTER PLAN APPROVED:

The Black Stallion Hills final master plan was approved by all the partners last week in San Jose. The work involved in this has been 3 years in the works, very involved, very expensive & very detailed. Now in full color with detailed graphics of homes, stables, roads, bridges, waterways, clubhouse & spa.etc. Its nothing short of a fantastic & impressive long term concept, worth all the hard work, traveling, vision & energy.

Olger Lopez, SYL Ingenieria S.A. our engineering company was contracted to do this marathon job, they have done a incredible job on Black Stallion Hills. Yesterday the final presentation of the Master Plan was perfectly done, 100% professional & we were all very happy with the final result.

This Master Plan, plus tons of techincal engineering information attached to it will be used forever, with all government agencies. Also it will be sent to Stewart title right away. Now we are ready to move into sales over the high season with 100% confidence.We now know every square inch of this property in amazing detail.

Olger's presentation was 3 hours long flipping from one map to the other, covering many important issues that are large & small, but all vital to the long term success of the project.

We are now well on our way, it's been a ton of work to get to this stage. In the near future many people will benefit from our vision in many shapes& forms.

We thank every one involved from A to Z, but particularly Olger Lopez & STL Ingeneering S.A. for there dedication, unbelievable hard work & discipline needed to get through this large project.

SIX NEW HORSES TO OUR EXPANDING COLLECTION:

We just added 6 new horses to our collection, thats part of the fun here at Black Stallion. As a land owner & home owner, you have access to all the horses, trails & facilities.This will be an ongoing project over the next few years.

Here Sydney sprays a natural anti tic & bug spray, keeping them in tip top shape. The grass is green & plentiful in September & October, so they will get very chubby over the next few weeks. We have the perfect grazing grass area (all 37 hectacres of it). Two mares are pregnant & will be expecting in 2-3 months. So it will be fun having some little ones. THE NEW MARRIOT HOTEL IS LOOKING GREAT:
The new much talked about Marriott Hotel is moving along fast. The first thing I noticed, it's not to tall, only three floors, which is good for the area as far as design direction & natural aesthetics. The design & concept will blend well into the area. Which is almost a nature reserve, a very amazing cove & beach, which will be exclusive to Hotel Guests.

The architecture was created by the well know Costa Rican Zucher Group, who also did the Four Seasons Hotel in Papagayo. The Hotel has 350 rooms, huge pool area, several restaurants, shopping area all right on the beach. The project will no doubt create a big boost for general business in the area, bringing a more focused clientele & more sophisticated traveler to the area.

BLACK STALLION GETS CLASSIC CARRIAGES:

As the world gets so outrageously high tech, we have the desire to rebel in the opposite direction & maintain some classic old school style. So we have a few unbelievable Horse Carriages in the works. What a better way to see the property, pure fun!

The Santa Barbara carriage maker has been in biz for 80 yrs. He has created custom carriages for Sylvester Stalone, Tom Petty, Jackson, Clint Eastwood to name a few. He's no doubt the master. Its 100% old school & beyond classic, so pop in for a ride sometime.

BLACK STALLION GETS OFFICIAL PERMITS & DRILLS MORE WELLS:

Black Stallion last week was granted permits & permission by the government to go ahead & drill 4 more wells on the property. This is good news & exciting stuff. Just getting this permission now days is a big deal as Guanacaste is short of water & the government is sensitive to issuing permits & drilling into the aquifers in the area.

Black Stallion has already been approved for a water supply for 400 - 450 dwellings that has been signed & approved. However, looking way ahead into the future Phase 4 would need more water. So we are being bullish & going ahead with this investment. We have been very persistant knocking on government doors in San Jose & following through in order to get these permits. It has taken a year to request them. Drilling will be done with the Asada of Santa Rosa which makes us 100% official in all our actions. Not only will these new wells provide water to Black Stallion but will also contribute to the Santa Rosa area, building a network of good faith & community partnerships.

ENTRANCE COMPLETED AND A TOTAL SUCCESS:

Designing the concept & the look for the entrance from scratch was a huge undertaking that required vision, style & a " Go for it Attitude ". One year later, we got it right & everyone thinks its a perfect match for Black Stallion.

The design was created by Martin Castro & Alex Urbaniak, working together step by step from cad drawings until completion. Martin was nothing but a joy to work with & we thank him very much.

An entrance is a key factor to beginning a project like this. It sets a tone & design standard. There are so many factors in a good entrance design, it's got to be very good looking, must act as a full security unit with a mini apartment upstairs with 360% views. It has a full high tech online system with cameras & communications. In a nutshell, a security base point for the project with security guards at your service 24/7.

The next step is the landscaping look which is a key factor. We have 12 amazing trees on each side of the road which produces a brilliant orange flower in the summer. We plan on doing a cactus & tropical flower mix in the front & back space, but nothing to bizzy...as great design is always clean & simple.

BLACK STALLION CREATES VIVERO & FRUIT TREE ORCHARD:

With food being a big subject in the world now days we decided to start planting many fruit trees before the rainy season starts. We got very bizzy with 30 citrus trees, mainly Orlando oranges which are very good for squeezing sweet fresh juice for breakfast. Plus various lemon & lime trees for your icy cold Corona beers on hot days.

We also planted 20 Mango trees that will grow huge in about 3-5 years & produce not just delicious mangos but also cool shady areas. So you can make plenty of mango jam, mango pudding, mango jelly & actually dried mango is very good snack, a type of nature's candy.

All these trees are in the green zone, that means all the delicious fruit is complimentary to all Black Stallion home owners. In our nursery area we also have several cactus species, multi palms, hibiscus in many colors & tropical green leaves for landscaping details....etc. All these plants are being grown for the beautification of Black Stallion in the future.

3 ONE TON GRANITE STALLIONS NOW IN POSITION:

It's a huge job moving 3 one ton Stallions made of solid granite rock. Hair raising actually! We spent 2 long days maneuvering these master pieces to where they have to be on Black Stallion. Taking them out the wooden crates was a tricky production. Then the 'moving part' was very scary as they are, as you can imagine, expensive!

If you dropped one, well that would have been it. Total history! One can't repair broken granite rock when its in two pieces. After the job, I was thinking how the Italians moved their master pieces around in the 'old times', into all those beautiful fountains in Rome & Florence.

Anyway, we did the job with out any disastrous drops. Just a few anxious moments which later turned into hoots & Guanacaste style giggles.

Just to recap. The stallions were created by a Balinese master sculptur, packed & shipped to San Jose, Costa Rica. Offloaded into a customs warehouse, then reloaded into a special type of truck & driven slowly to Tamarindo. Kept in storage for a year & now, moved onto Black Stallion. They are now ready to take
there final positions for eternity.

So when you see them, enjoy them!

IT'S LOW DENSITY, ECO FOOTPRINTS & A GREEN PHILOSOPHY.

We had a very high energy productive day with Efren & his Eco team, who Black Stallion has hired full time. Their job is to handle all Eco & Environmental studies on the complete project. We don't move with out the go ahead from his team, a highly educated Costa Rican group of 10 who will walk Black Stallion through government institutions that are becoming harder to deal with now that Costa Rica is experiencing so much development.

When it comes to Environmental Impact, Black Stallion is a dream project, we are a great example. We are 100 % low density, we have rules about tree cutting, a water conservation program, are animal friendly, have equestrian stables & activities, low impact home design with no higher than two floors, paint colors of cream & earth tones only...the list goes on & on.

The real issue is the pure size of the project all 1500 acres need to be eco analyzed & will be. We know every square inch of Black Stallion thanks to our hard working topography team.

In the next few months Efren & his team will be presenting his detailed presentation of Black Stallion to Sentena. We are very confident & look forward to the Feista, we will keep you updated. Pura Vida.

BLACK STALLION CAN SUPPLY WATER TO 400 HOUSES:

Its common knowledge that Guanacaste is short of water. The supply of water to the fast developing area is a big issue which is ongoing. That's why we are very happy with our new exciting agreement with the Santa Rosa Water Asada.

The ASADA is responsible for providing, maintaining & administrating the water supply in the immediate area. Black Stallion recently donated a strong well, producing 17 liters per second, thats more productive than the well that supplies Tamarindo.

So after many meetings & negotiations we decided to split the water from this well with ASADA who have been doing this for years. This way, we becoming official & automatically approved as a legitimate water supply & also become part of AYA. (The national water institution run by the government.)

With out getting into too much technical detail, 60 houses can be serviced by one liter per second. This is a standard Costa Rican water statistic. If we do the math with 6.5 liters we can supply almost 400 houses which fits perfectly into the long term plan.

Santa Rosa is a cozy little town, tucked behind the mountains of Black Stallion. We look forward to a long term relationship with not only the ASADA but also the town & its friendly residence & community.

ENTRANCE LOOKING FANTASTIC & ALMOST COMPLETE:

The Black Stallion Security Entrance is looking fantastic, we are all very excited about the design & quality work that Martin Castro, the builder/architect has done, its a top quality job.

Now we are moving into the important design details such as stucco palette, finish & colors, the rock work, gates etc. which will give it a 100% ranch look we need. We are not far from completion, it's been an extremely detailed construction job, especially the woodwork, which is unique, huge railway style sleepers & very expensive wood, but well worth it. The building is basically hand made in true old school craftsman style. This entrance will act as a central security point with a guard inside the building 24/7, all the necessary equipment will be installed on completion. We will keep you posted as we progress.

We look forward to creating more beautiful buildings on Black Stallion in the future.

PHOTO SHOOT WITH TOP COSTA RICAN MODEL:

A creative photo shot was in action on Black Stallion with well known Costa Rican model Jenifer Leigton. We had fun riding, enjoying the natural beauty of Black Stallion while we shot video & still shots that will be used in future adds & other printed material.

Jenifers is the kind of girl that jumps on a horse & rides flat out with out even a blink. Thats a Costa Rican ranch girl for you, ha, well not really. Today, Gigi models internationally, enjoys yoga & being spiritual, makes her own glass jewelry, loves to be on the beach, surfs & takes very good care of herself eating organic foods and living real healthy.

BLACK STALLION & SANTA ROSA ASADA SIGN WATER DEAL:

After months of back & forward negotiating our powerful well & water deal is signed sealed & delivered. The Santa Rosa Asada (Association) & Black Stallion is now one water system supplying 400 home hook ups over the next 4-5 years. It's a big deal for us, its a win win for both parties.

As we all know we can't live with out fresh clean water. Esteban from GHP (our legal dept.) has done a fantastic job on this making Black Stallion Hills that much more attractive & institutionalized as a place to invest in & eventually live.

Many land deals advertised in Costa Rica may look attractive price wise but do not promise consistent water supply & all the services one needs to maintain a quality standard of living in paradise.

We look forward to a strong long term relationship with Santa Rosa Asada they are a good group of established people.

LUNCH WITH PRESIDENT OSCAR ARIAS & HIS TEAM

We had a great & very interesting lunch with President, Oscar Arias & his very dynamic team of ministers. The luncheon was full of good energy from both the government & excited developers ( a small group that were invited to a private house in Langosta, Tamarindo). The idea was to discuss the new paved road which we all contributed towards from Villa Real to Santa Cruz, which is crucial to the area. Since this luncheon this strip of road has been approved. It goes directly past us, which is good news for all the people inside Black Stallion Hills.

Apart from that good news , it was very interesting to see & understand the President & his team running this amazing country. Before lunch was served, the president stood up in a very 'low key' way, & in Spanish talked about many immediate issues confronting the country. He talked about the pressure on the system. It has been hard for officials to keep up with the pace that's been thrust upon the country. Some key issues that were discussed included infrastructure, security, & with great passion spoke about the joining the TLC, which is now up for a referendum. The people of Costa Rica will decide the outcome of joining or not, it's a big decision for the country. We will know the outcome of their decision in October. Oscar Arias has been very good for the country & will continue to push Costa Rica in the right direction, forward. We would like to thank the President for his worldly vision & amazing work and look forward to contributing to Costa Rica's bright future.

CREATING THE MONKEY TRAIL CORRIDOR:

Our favorite animal in Guanacaste is the howler monkey, they make us feel good & they are our friends. We are very happy to have them on Black Stallion as permanent residents & part of our rent free animal family.

In order to keep them from becoming stressed out, we have gone to great lengths to create a Monkey Trail Corridor that runs the total length of the property. From the public road area, all the way up the creeks to the back of Phase 4.on the Santa Rosa side. This Monkey Trail Corridor will never be developed, it's a 100 % protected zone & is part of the condo bylaws. So all species of Costa Rican monkeys & birds will be able to always move through Black Stallion freely, collecting fruits & berries as they go.

Very few developers would even consider this. However, we know its the right thing to do & we're doing it. As with our green zone area of 37 hectors exclusively allocated for an Equestrian zone. This is just one example of how we are commited to keeping the property as eco friendly as possible. Anyway, as Costa Rica develops more & more, the animals travel plans are turned 200% upside down. In a nutshell their routes are disappearing & they are stressing out resulting in a 30 % decrease in monkey population, it's not good news. So, we'd like to try & help the best we can!

ENTRANCE AREA/TOWER & LANDSCAPING:

We have completed the landscaping on the entrance & drive way section. This is a two way island set up with guard tower & traffic circle, to be built in the next two months. The security tower is being designed using natural volcanic rock to match the Black Stallion statue, which will be in the traffic circle area. Click here to see some drawings of the tower.
The tower will also feature large wooden tree trunks as posts, which will give us the full organic equestrian ranch feel.

The entrance security tower will control all people/traffic coming in & out of Black Stallion. As far as landscaping is concerned, we planted 24 mileche trees ( in time for the green season ) on each side of the road which in 2-3 years will give us an amazing orange color corridor of indigenous tropical trees. In the middle of the island we have planted a line of 28 large palms, with classic tropical flowers underneath. Once it has grown in it will be a very special entrance area.

Marriott Hotel Construction - In Full Swing:

Just a 10 minute drive from Black Stallion Hills, the new Marriott Hotel construction is now in full swing. The project consists of 6 story, 350 room flagship hotel right on the beach next to the river mouth. ( great waves right there..! ) It's a big deal for the Avellanas area, as the hotel effects the community, who are very active maintaining the area's beauty, nature & it's future. However, we like the fact that this project is going ahead, because it's a huge plus to the area for many reasons. The main reason being that it will create more tourism & provide many new jobs. Also, it will offer more choices to a more & more sophisticated traveler, which is crucial to the success Guanacaste and it's level of luxury resorts.

This is a Marriott flagship hotel, and they are going all the way as far as spending (as you can see in the pictures below). The project is turning 24/7 right now, and they are planning on completion in 2 years. This is very good news for Black Stallion Hills buyers from an investment point of view, as we only a ten minute drive away. Plus, this is going to be a fun place to hang out for relaxing and enjoying the pura vida spirit of Costa Rica!

KICKING LIKE A STALLION!:

Black Stallion Hills has been very busy, to say the least. We have spent the last 3 months on the project working all the details from legal to the final completion of the master plan.( see pics of presentation in next section)

With our on site office now fully operational & Ramiro Cascante being a full time sales person, we are now offering tours of the property anytime you wish. He is now 100% percent focused on Black Stallion, and we welcome him to our creative & expanding team.

MASTER PLAN PRESENTATION :

We had a very successful & fun master plan presentation evening, it's been a marathon job for everyone. Working on Black Stallion doing this type of work is very physically & mentally demanding. One has to have amazing discipline to complete 1500 acres of hard work, covering every rock & creek detail. The master plan has really taken 2 years to complete. Now we are deep into environmental studies that the government requires with the master plan. As you know Costa Rica has very high Eco standards, which is one of the reasons why Costa Rica is so popular & successful.

Everybody involved in Black Stallion has been absolutly terrific, and we look forward to many years of continued focus on the project. Black Stallion is like a big ship going across the ocean that cannot be turned around, and we are closer everyday to reaching our destination!

They have done a fantastic job on the project!

STALLION STATUES ON THE PROPERTY:

The 3 Black Stallion Statues from Bali are now on the property & ready to be put in their locations. We will first do the "CIRCLE ENTRANCE", which is key to the first impact one gets as you drive into the beautiful Black Stallion Hills.

This circle concept & look will be made of raised stone rocks, plus big boulders & one stallion statue placed in the middle. The goal is to achieve a harmonious feeling and style. After that is completed, the other gates will be created and put in place. We will keep you posted with photos on the exciting outcome as it develops.

CUSTOM STONE STALLIONS FOR BLACK STALLION:

Three amazing custom stone sculptured Stallions are now on route to Costa Rica from Bali.The works of art were created by Wayan Winten, an exceptionally talented Balinese from the volcanic mountains of Ubod. The sculptor has done many impressive monuments around the mystic island of Bali. Such as Fountain Arjuna at the international airport, a 25.meter high six horse masterpiece. Plus monuments at Bandung & Jakarta, and various projects in Paris, Rome, Hong Kong & Singapore. Put it this way, Winten is one of the best on the planet.

We are honored to have his creations on Black Stallion. Shipping these icons require special suspension inside the container for protection, each Stallion weighs a ton, plus the granite base.We are now working with architects regarding the creative positioning on the project.

P.V.C. Water System now installed in Black Stallion Hills!

Good news, we are all very excited that the underground P.V.C. water system is completed, delivering water to all lots on Phase 1 & 2. This was completed last week using all the latest water technology available, connecting up with the two Black Stallion wells. It was a huge & costly undertaking, but well worth the investment!
